How Much Does an Exterminator Cost in Montreal?
Most Montreal homes pay between $399 and $549 for one indoor treatment. Mice or rats start at $409. Bed bugs and cockroaches start at $429. A wasp nest costs $189.
We publish our prices because you should not have to book a visit to find out what a job costs. The numbers below are what we charge, updated August 26, 2026.
Price depends on two things: the pest, and the size of the place. A studio and a 4½ pay the same. A triplex costs more because there are more units to treat, and pests move between them through shared walls and plumbing chases.
What changes the price
- Size of the dwelling. A studio through a 4½ pays one rate. A 5½ and up pays a little more.
- Type of building. A duplex, triplex or larger plex is priced per building, not per unit, because pests travel between the units.
- Indoor or outdoor. Outdoor work is priced by the area treated: balcony, or the whole property.
- One visit or a season. Outdoor ants, spiders and mosquitoes can be booked as a single visit or a three-visit plan that covers the warm months.
Pest Control Prices by Pest Type
Mice Indoors
The most requested treatment of the autumn. A mouse gets in through a gap the width of a pencil: around a pipe, under a service door, a vent with no screen. The price covers the inspection. It covers finding and sealing the reachable entry points, setting the devices, and a written report of what we found. Follow up visits during the guarantee are included at no extra charge. Sealing is the part that matters. Bait without closing the gaps holds for about a month, and then the next mice use the same route in. The table gives the price for every property type. That runs from a studio to a 10 1/2, from a bungalow to a five storey house, and across plexes of two to seven units. In a plex the treatment covers the building rather than one unit, because mice move between apartments through the floor cavities.

Mice Outdoors: Perimeter Control
A different service, and often the more useful of the two. Instead of treating an infestation that is already inside, perimeter control installs and maintains locked bait stations around the building to intercept mice before they find a way in. It suits a house that takes seasonal pressure every autumn. It suits a lot backing onto a field or woodland. It also suits a property next to a construction site. The price is $299 and applies to the house. There is no variation by room count. The work happens outside, so it depends on the building’s perimeter rather than the interior floor area. The stations are locked and built to stay out of reach of children and pets. September is the month to put it in. Do it before the first night below freezing. Once mice are already inside, this is no longer the right service, and the indoor treatment above is.
Rats Indoors: Treatment
A rat inside is nearly always a building problem, not an apartment problem. The source is a plumbing stack, a crawl space, a lane with waste containers, or a construction site next door. The price covers inspecting the building and its access points. It covers sealing what can be reached and setting the devices. You get a written report, and follow up visits inside the guarantee. A rat gets through an opening the size of a quarter, so we always check the slab, the pipe penetrations, the bottom of doors and the drains. The table covers every property type, from an apartment to a seven unit plex and across the houses. In a multi unit building, tell us on the phone. A treatment limited to one door fails when the source is shared. It is better to involve the landlord from the start. Do not put poison down in a home with animals.

Rats Indoors: Catching a Rat
The short call, not the full treatment, which is why it costs less. It applies when a single rat has got in and is still there: you have seen it, you can hear it, it is identified. We come, catch it, remove it, and then tell you where it most likely came in. The price is the same for every property type because the work depends on the animal rather than the floor area. What this service does not include: sealing all the access points, and the follow up of an established infestation. Sometimes we find signs of a settled population: droppings in numbers, greasy runs along the baseboards, noise in more than one room. If we do, we will say so. We then move you to the full treatment in the table above. Choose the catch for a one off, the treatment for something ongoing.

Rats Outdoors: Perimeter Control
As with mice, this service intercepts rather than reacts. Locked bait stations are installed and maintained around the building on the routes rats actually use: along the foundation, behind sheds, near bins and composters. The price is $299 for the house, with no variation by interior size. It is the right call for a property backing onto a commercial lane, near a construction site, or in an area where the City has already reported rat activity. The stations are secured and stay out of reach of children and animals. Outdoors the result is decided by housekeeping, not by the product. Keep bins closed. Keep bird seed off the ground. Raise firewood rather than stacking it against the wall. We will list what we saw in the report, so you know what to change. Stations are checked and rebaited on each visit, not left to sit. If a station keeps emptying, that tells us where the pressure is coming from.
Ants Indoors
Two very different situations share one name. Pavement ants come in through a crack looking for food: that is the common apartment case and it resolves cleanly. Carpenter ants tunnel through damp wood and will not resolve until the moisture source is fixed. The price covers the inspection and identifying the species. We treat with bait that workers carry back to the nest, rather than a contact spray. You get a written report and follow up visits during the guarantee. The sign that separates the two species: fine sawdust in the same spot, or winged ants indoors in spring, means an established colony in the wood. Do not wipe the trail before our visit. The three visit package spreads the treatment across the warm season instead of betting everything on one day. We recommend it when a yard has more than one colony. Also when the lot backs onto woodland or a field. Also when the problem came back last summer. Ants move and rebuild satellite nests, and a single application rarely reaches all of them. Visits are spread from spring to late summer, adjusted each time to what the technician finds. The price covers all three visits, not just the first. Indoor spiders are rarely dangerous in Quebec and nearly always a symptom of something else: if there are spiders, there are insects for them to eat. The treatment covers the whole home, with particular attention to windows, ceiling corners, storage and along the baseboards, plus removal of visible webs and egg sacs. Three passes across the season, for properties where the webs come back within weeks of each treatment. That is the typical case for a house surrounded by trees, a lot near water, or a building with a lot of exterior lighting. Spiders recolonise from the neighbouring vegetation, and a single treatment early in the season is almost always overtaken by August. The visits are spaced to cover the period when populations climb, and each pass includes removing reachable webs as well as treating. The price covers all three visits. The first pass is best in May or June, before populations build, and the last in September.

Being straight about what this buys: in a home with a screen that needs repairing, the treatment gives you a few weeks and the repair fixes it. Mosquitoes Outdoors: Three Visits
This is the format that makes a yard usable all summer. A mosquito treatment holds about three to four weeks depending on rain and heat, so a single visit in June does not cover July and August. The three passes are spread across the season to keep pressure down through the months you are actually outside. Wasps
Wasps price by the nest rather than by the room or the floor area, because the job is treating one specific nest and not a building. One nest is $189. If the property has several, the full treatment covers every nest we find for $259, and each additional nest spotted afterwards is $39. Aerial nests turn up under eaves, inside cedar hedges, in sheds and under balconies. Ground nests are the dangerous ones because people find them while mowing. If that happens, back off and leave the nest alone until evening: a disturbed nest sends out workers for hours. Do not pour anything into it, home remedies scatter the nest without reaching the queen. August is the worst month. The colony is at its peak and the workers are at their most aggressive. Call rather than improvise, especially if the nest is near a door or a play area.
Boxelder Bugs: One Visit
These black and red bugs appear by the hundred on south facing walls, in spring and above all in autumn. They do not bite or sting, they damage neither the house nor the plants, and they do not breed indoors. The problem is the sheer number: they mass in the sun and then look for somewhere to overwinter, in cracks, window frames and attics. The treatment targets the surfaces where they gather and the building’s entry points. The price covers the inspection, treating the perimeter and the written report. Boxelder Bugs: Three Visits
The package is built for properties where the problem is structural rather than accidental: a female boxelder maple nearby, a full south wall, pale siding that holds the heat. In those cases one visit treats the episode in front of you and the next one arrives a few weeks later. The three passes cover both peaks of the year, spring and autumn, with a maintenance treatment in between. Each visit includes treating the gathering surfaces and checking the entry points, because the real end of the problem is sealing the cracks and frames. The price covers all three visits. The most demanding treatment on the list, and the one where preparing the home counts as much as the product. The price covers inspecting the hot spots: mattress, box spring, headboard, baseboards, window frames. It covers treating the whole home. You get the written report and follow up visits during the guarantee. Follow up is not optional with this species. A single missed female restarts the cycle. So the visits inside the guarantee are part of the job, not an extra. In a multi unit building, tell the landlord: the units next door, above and below need inspecting, or the treatment gets redone. Cockroaches
The German cockroach travels through plumbing stacks and shared walls, which makes it the number one problem in the island’s multi unit buildings. The treatment concentrates on the kitchen and the bathroom, where the water, the heat and the food are. One detail that changes the diagnosis: cockroaches are nocturnal, so seeing one in the middle of the afternoon usually means the population is already large. Carpet Beetles
A discreet insect that most people mistake for a bed bug or a small ladybird. It is the larvae that do the damage, not the adults, and they go for natural fibres: wool, silk, leather, felt, feathers, and dry goods as well. The hot spots are nearly always under a heavy piece of furniture, at the edge of a rug, in a seldom opened closet or under the bed. Clothes Moths
Different from the pantry moth despite the similar name. It is the larvae that feed, and they only eat natural fibres: wool, cashmere, silk, fur, felt. Is pest control worth the money?
For one or two ants on a counter, no. For anything that breeds indoors, meaning mice, cockroaches or bed bugs, yes, because the cost of waiting is a bigger infestation and, in a plex, an unhappy neighbour. Mice reach breeding age in about six weeks.
Can I do pest control myself?
Sometimes. A single wasp nest on an accessible eave, or a few ants, can be handled with a store product. Bed bugs and cockroaches are different. Over-the-counter sprays scatter them into wall voids and make the professional treatment that follows harder and longer.
What is the hardest pest to get rid of?
