The Pests We See Most in Laval
Laval is not Montreal, and the pest work is genuinely different. Most of the city went up in the 1960s and 70s as detached bungalows and split-levels on generous lots. Attached garage, finished basement, mature trees, grass on all four sides. Almost every job here is one building rather than a shared wall problem.
That changes the pattern. In a Montreal triplex, one gap feeds three units. In a Vimont bungalow, one gap feeds your house and stops there, which makes the job easier to finish and easier to keep finished. The exceptions sit in two places: the apartment blocks and condo towers around the metro in Chomedey, Laval-des-Rapides and Pont-Viau, and the older duplexes above the shops on boulevard des Laurentides. Those behave like Montreal buildings and get treated like them.
The other thing that shapes the work here is the edges. Laval is an island with a river on each side, and it still has real farmland in Sainte-Dorothée, Saint-François and parts of Auteuil. Fields and riverbank are where a lot of our autumn work comes from.
Mice
Our most common call in Laval, and the most seasonal one on this page.
What you notice first: droppings along a baseboard or at the back of a cupboard, about the size of a grain of rice. Then the sound. Scratching inside a wall or above a ceiling, loudest around dusk. In a house with a finished basement, people often hear it in the ceiling of the family room before they see anything at all.
Why Laval: a mouse fits through a gap the width of a pencil, and a 1960s house offers plenty. The rubber seal along the bottom of an attached garage door goes hard and lifts at the corners, and that is the single most common entry point we find here. After that: the gap where the dryer vent leaves the wall, the service entry where the electrical or gas line comes in, and the sill plate above a poured foundation. Add the fields. When the corn comes off in Sainte-Dorothée and Saint-François and the first cold night arrives, field mice move to the nearest heated building, and in Auteuil, Vimont and Duvernay that is a row of back gardens.
What makes treatment work: finding the entry points, not just placing bait. Bait alone drops the population for a few weeks and then the next ones walk in through the same hole. We inspect the outside of the house, note where they are getting in, and give you the list in writing.

Carpenter Ants
They do not eat wood. They hollow it out to nest in, and they want it damp.
What you notice first: large black ants indoors, and what looks like fine sawdust below a windowsill, a deck joint or a garage door frame. That is the wood they have removed. In May you get the swarm: winged ants at a window, all at once. That means an established nest, not a few scouts wandering in.
Why Laval: this is the classic Laval pest, and the reason is the trees. The lots here were planted sixty years ago and the maples and silver birches have grown into the houses. A branch resting on a roof edge is a bridge. Sainte-Rose, Auteuil and Duvernay have some of the biggest canopy in the city and give us the most carpenter ant calls. Then there is the wood people add: decks, pergolas, sheds, and the ground-level patio doors that so many split-levels have. Any wood that stays wet becomes a candidate. A deck ledger that was never flashed properly, a window frame with failed caulking, the bottom of a garage door frame that sits in snow all winter.
What makes treatment work: finding the moisture. Kill the nest and leave the leak, and a new colony finds the same soft wood within a season or two. We will tell you where the damp is, even though fixing it is a job for someone else.

Wasps
More common on a Laval house than anywhere on the island, and for a simple reason: more roofline, more shed, more deck.
What you notice first: steady traffic in and out of one point. A soffit, the corner of a shed, a hole in the lawn, the gap behind a deck rail. A nest is usually much bigger than the entrance suggests.
Why Laval: calls peak in August, when the colony is at its largest and its most defensive. The spots repeat: the soffit above an attached garage, the eaves over a back patio door, a garden shed at the end of the yard, and the underside of a deck. Ground nests in a lawn are far more common here than downtown, because here there are lawns.
What makes treatment work: not doing it yourself. A disturbed nest defends itself, and a can of spray from the hardware store rarely reaches the inside of the nest. If the nest is above a door you use daily, that is worth a phone call rather than a ladder.

Bed Bugs
The hardest pest on this list, and the one where do-it-yourself does the most damage.
What you notice first: bites in a line or a small cluster, usually on skin that was uncovered overnight. Then small dark spots on the sheets near the mattress seam. They hide in mattress seams, headboard joints, baseboards, and the screw holes of a bed frame.
Why Laval: in a detached house it is nearly always something that came in with an object. Second-hand furniture, a suitcase off a plane, a student home from Montreal for the summer, a mattress bought online and picked up from a stranger’s apartment. In the rental blocks and condo towers around Montmorency, De la Concorde and Cartier the picture is the Montreal one instead, and they travel between units. Those buildings also feel the 1 July moving date, because a lot of Laval tenants move to or from the island.
What makes treatment work: preparation and persistence. They survive months without feeding, so a single pass rarely finishes it, and the follow-up visit is not optional. Store-bought sprays are the worst thing you can do. They scatter the bugs deeper into the wall cavity and turn a two-room job into a whole-house one.
From $429, rising with the number of rooms to $549 for a 10½. A bungalow is $469. That is why it is priced by size rather than a flat fee.
Cockroaches
Far less common in a Laval house than in a Montreal plex, and a much bigger deal when it happens in a building.
What you notice first: one in the kitchen at night when you turn the light on. By the time you see one in daylight there are considerably more. Look for dark specks like ground pepper in drawer corners, behind the fridge, and inside the motor housing of the stove. Those are the warmest places in the kitchen.
Why Laval: two very different stories. In a detached house they arrive in cardboard, usually a delivery, a second-hand appliance, or boxes from a storage locker, and they stay put because there is nowhere else to go. In the apartment blocks of Chomedey, Pont-Viau and Laval-des-Rapides they move between units through plumbing chases and shared walls, exactly as they do downtown. The restaurant strips around Centropolis and Carrefour Laval bring their own commercial version of the same problem.
What makes treatment work: in a house, one thorough treatment and a look at what came in. In a building, treating the units either side and the one below at the same time. Treating a single apartment while the neighbours do nothing usually just moves the problem next door for a month. If you rent, that is a conversation with the landlord, not a solo project.

Rats
Less common in Laval than in Montreal, and considerably more disruptive when they turn up.
What you notice first: droppings much larger than a mouse’s, gnaw marks on hard materials, and greasy dark smears along the base of a wall where they run the same route every night. Outdoors, a burrow entrance near a foundation, a shed or a compost bin.
Why Laval: there are no back alleys here, and that alone spares Laval the pattern that drives rats through the central boroughs of Montreal. What we get instead is riverbank and construction. Properties backing onto the Rivière des Prairies and the Rivière des Mille Îles see more than inland streets, and so do the ones near a site that has just been dug. Excavation moves a colony into the surrounding buildings within days, which is why a new development on the next street is the most reliable warning we know. Detached garages, sheds and unsealed compost round out the list.
What makes treatment work: exclusion. Rats need a bigger opening than mice, so the entry points are usually findable and closable. Baiting without closing them is a permanent subscription.

Silverfish, Centipedes and Spiders
What you notice first: silverfish in a bathroom or a basement at night, centipedes moving fast across a floor, spiders in low-traffic corners. All three follow humidity rather than food.
Why Laval: basements, and the water table near the rivers. A finished basement built in 1968 over a slab that was never sealed holds damp from June to September, and the storage room behind the stairs is where we find them. Houses in Laval-Ouest, Fabreville and Sainte-Rose that sit low and close to the Mille Îles get the worst of it. Where these three thrive, something is wet, and the treatment lasts a lot longer if you find it.

When Laval Pests Show Up, Month by Month
Pest calls here follow the weather closely, and in a suburb with gardens and fields the seasons hit harder than they do downtown. Knowing the pattern is half of preventing it.
- March to May. Carpenter ants swarm as the wood thaws and dries. Wasps start their first nests, small enough at this point that they are easy to deal with.
- June to August. Wasps peak. Mosquitoes are worst near the Mille Îles. The 1 July moving date moves bed bugs between Laval and the island with the furniture.
- September to November. The big one. Harvest and the first cold nights push mice indoors together, and most of our Laval rodent work happens in these three months.
