The prices people ask for most: a carpenter ant exterminator runs $399 to $399 for a house. An exterminator for mice is $409 to $429. A bed bug exterminator starts at $429, and an exterminator for cockroaches at $429.
Wasps have their own pricing, because the work is done at the nest rather than by the room. One nest is $189, a full treatment covers every nest we find for $259, and each extra nest is $39.

In Kirkland the Problem Is Rarely in the House
Kirkland is a town of large lots. Single family houses from 1960 to 1985, well spaced, with mature trees, and behind nearly every one a shed, a deck, a detached garage, a pool, a woodpile, or all of them. That collection, not the house, produces most of our calls.
The mechanism is simple and worth saying plainly, because it decides what you should be paying:
A carpenter ant colony settles in the dampest, least disturbed wood on the property. That is almost never the house frame, which is dry and ventilated. It is the base plate of a shed sitting on the ground, the structure of a deck built twenty years ago, a stump left after a tree came down, or a woodpile stacked against a wall. The house is just where you see them.
What that changes: treating the inside of a Kirkland house without treating the yard buys you one season. The workers in your kitchen are a fraction of a colony living outdoors, and the inside repopulates from the same source the following spring. So on these lots we often recommend the outdoor package rather than the indoor visit alone, and we say so even when it is the opposite of what you had in mind when you called.
The three places we look first, before going inside:
- The shed, particularly if it sits directly on the ground or on blocks rather than a slab.
- The deck, at the joist-to-house junction and under the steps.
- Firewood and stumps, and anything stacked against a wall for more than one winter.
If you are calling about ants, tell us what is in the yard. It changes the quote, and nearly always in your favour.
Carpenter Ants
The number one pest in Kirkland, and the one where the yard decides everything. A carpenter ant exterminator looks for water before looking for ants.
What you see: big black ants indoors, sawdust on a deck step or under a window, and a swarm in May. Winged ants mean an established colony, not scouts.
Why Kirkland: big lots and outbuildings. A shed on the ground, a twenty-year-old deck and a stump left after a felling are three potential nests, all a few metres from the house.
What fixes it: finding the nest outdoors and treating the source, not just the kitchen. Follow the sawdust: it always falls below the opening, so the small pile on the ground points at the piece of wood.
Indoor from $399, $399 for a house. Outdoors, $129 for one visit or $327 for three across the season, which is the right package when the source is in the yard.
Wasps
What you see: steady traffic at one point: a soffit, the corner of a shed, a hole in the lawn. The nest is bigger than its entrance suggests.
Why Kirkland: calls peak in August, and as with the ants it is the outbuildings that lead. A shed, a pool house and the underside of a deck are our three most common finds, ahead of the house soffit.
What fixes it: do not touch it yourself. A disturbed nest fights back, and a can from the hardware store rarely reaches the inside.
One nest is $189. On a property with several, which is common here, a full treatment covers every nest we find for $259, which comes to less than two separate visits.
Mice
Call a pest exterminator for mice early rather than late. One mouse in October is a family in January, and an exterminator for one mouse is the cheapest visit on this page.
What you see: droppings along a baseboard, the size of a grain of rice, then scratching in a wall around dusk.
Why Kirkland: a mouse fits through a gap the width of a pencil. Hardened weatherstripping at the attached garage door is our number one entry point, then the dryer vent. As with the ants, the reserve is outdoors: a shed, a woodpile and a compost give shelter, and the house gives heat.
What fixes it: finding the entries and moving what is stacked against the walls away from them. You get the list in writing.
From $409 in a unit, $429 for a house. Perimeter control is $299.
Bed Bugs, Cockroaches and Silverfish
A bed bug exterminator is called after travel or after something was carried in. They live for months without feeding, so the second visit is not optional. From $429, up to $549 for a 10 ½, and $469 for a house.
An exterminator for cockroaches sees few cases in a town of detached houses, where roaches arrive in cardboard and stay put. From $429 in a unit, $469 for a house.
Silverfish and spiders follow moisture. A finished basement on a slab that was never sealed holds them from June to September. From $399, $399 for a house.

When Kirkland Pests Show Up, Month by Month
- March to May. Carpenter ants swarm once the wood thaws, and it is the best time to find the nest in the yard, before the planting hides everything.
- June to August. Wasps peak in August, in the shed and under the deck.
- September to November. The first cold nights push mice indoors, from the outbuildings toward the house.
- December to February. Quiet outside, busy inside: whatever came in during the fall breeds in a heated wall.
Why Call Us Instead of Someone Else
- The price before the visit. Not a range: the number published on this page.
- We inspect the yard before going in. And we tell you honestly when the outdoor package is enough, even though the indoor visit sells for more.
- Unmarked vans. No logo on the vehicles or the clothing.
- Follow-up is included. If it comes back inside the warranty, so do we, at no cost.
- Approved products. Registered for occupied homes, and no incident reported to the Quebec Poison Control Centre in 14 years.

Questions from Kirkland Residents
I see ants in the kitchen. Why are you asking about my yard?
Because on a Kirkland lot that is almost always where the nest is. A carpenter ant colony chooses the dampest, least disturbed wood on the property, and that is not the house frame, which is dry and ventilated. It is the base plate of a shed sitting on the ground, a twenty-year-old deck structure, a stump left after a felling, or a woodpile against a wall. The workers in your kitchen are a fraction of what lives outdoors, and the inside repopulates the following spring if the source stays.
How much does ant extermination cost?
$399 in a 4 ½ and $399 for a house, inspection included. Outdoors it is $129 for one visit or $327 for three across the season. On a large lot it is usually the outdoor package that settles it, and we will say so even though the indoor visit sells for more.
When should I call an exterminator?
As soon as the signs repeat: sawdust in the same place, noises several nights running, droppings you keep finding. For carpenter ants, spring is the best moment: they swarm, which gives the colony away, and the planting has not yet hidden the back of the yard. For a wasp nest near a pool or a shed, call right away.
I have several wasp nests on the property. Do I pay each time?
No, and it is common on the large lots here. One nest is $189. As soon as there are two or more, a full treatment covers every nest we find on the property for $259, which comes to less than two separate visits and includes the ones you have not spotted yet.
How do I choose an exterminator?
Licensed technicians, liability insurance, and a written warranty with the follow-up inside it rather than billed separately. Then three questions: is the price given before the visit or after the inspection? Does the quote cover the treatment or only the inspection? And what happens if it comes back inside the warranty?
Do you handle raccoons and skunks?
No. We do not trap or relocate wildlife: no raccoons, skunks, squirrels, groundhogs, birds or bats. The large wooded lots in the West Island attract a lot of them, and it needs a licensed wildlife specialist. We treat mice, rats and insects.
The prices shown are estimates for the most common cases and can change without notice. We do our best to keep them current. Your final price depends on what the technician finds on site: how far the infestation has spread, how easy the affected areas are to reach, the condition of the property, and how many visits the job needs. You always get the exact price before any work starts.
