In Sainte-Anne-de-Bellevue the Town Is Smaller Than Its Summer
About five thousand residents, and yet a waterfront boardwalk of restaurants, a marina, a university campus with its own farm, and a stream of visitors from May to September. Few towns this size carry that kind of food footprint, and it is what decides our calls here.
To a rodent or a wasp, what counts is not the population, it is the number of bins. A restaurant core packed into a few hundred metres produces organic waste in July that has nothing to do with the resident count, and the marina adds its own. The result is heavy, localised summer pressure and a genuinely quiet winter.
Three practical consequences:
- Wasps are our number one August call, and not only for nests. A terrace, open bins and sugar in the open draw foraging workers, which is a different problem from a nest and is solved differently.
- The streets near the core and the marina see more rodents than the residential streets set back from it, and the difference is sharp from one street to the next rather than gradual.
- The campus and its farm buildings add a permanent field-mouse reserve on the west side. That is a field source rather than a restaurant one, and it behaves seasonally.
What that changes about the visit: we always ask how far you are from the commercial core, because a house two streets off the boardwalk and a house at the end of a residential cul-de-sac do not have the same problem and should not be paying for the same treatment.
Wasps
The number one warm-season pest here, and the one that defines the town’s summer.
What you see: steady traffic in and out at one point if it is a nest, or lone workers around a table, a bin or a glass if it is foraging.
Why Sainte-Anne-de-Bellevue: calls peak in August, and the concentration of terraces and bins in a small core keeps wasps working later in the season than elsewhere. Nests turn up in soffits, under porches and in the lawn.
What fixes it: a nest gets treated, foraging gets managed. Do not touch the nest yourself: disturbed, it fights back, and a can from the hardware store rarely reaches the inside.
One nest is $189, a full treatment is $259, and each extra nest is $39.
Mice
Call a pest exterminator for mice early rather than late. One mouse in October is a family in January, and an exterminator for one mouse is the cheapest visit on this page.
What you see: droppings along a baseboard, the size of a grain of rice, then scratching in a wall around dusk.
Why Sainte-Anne-de-Bellevue: two different sources. Near the core and the marina it is the commercial reserve, and it runs longer through the year. On the campus and farmland side it is field mice arriving in autumn waves. A mouse fits through a gap the width of a pencil, and an older village house offers more of them than a newer one.
What fixes it: finding the entries, not just laying bait. You get the list in writing.
One thing specific to the older village houses: a stone or rubble foundation does not give you a single hole to plug, it gives you a long junction where the wood sits on the masonry. On those we work from outside and seal in batches, and the written list is longer than it would be on a newer house.
From $409 in a unit, $429 for a house. Perimeter control is $299.
Carpenter Ants
A carpenter ant exterminator looks for water before looking for ants. They do not eat wood, they hollow out damp wood to nest in.
What you see: big black ants indoors, sawdust under a window or a porch, and a swarm in May. Winged ants mean an established colony, not scouts.
Why Sainte-Anne-de-Bellevue: the village is old, the waterfront buildings have wooden porches and docks, and being next to the lake and the canal keeps all of it damp longer.
What fixes it: treating the colony and fixing the moisture, finding the source outdoors.
Indoor from $399, $399 for a house. Outdoors, $129 for one visit or $327 for three.
Bed Bugs, Cockroaches and Rats
A bed bug exterminator is called after something carried them in: travel, a used piece of furniture, a student room coming home. The campus and the student rentals in the village move them in August and April. They live for months without feeding, so the second visit is not optional. From $429, up to $549 for a 10 ½, and $469 for a house.
An exterminator for cockroaches treats a building, not a door: roaches move through plumbing stacks and shared walls, so an exterminator for roaches covers the neighbouring units. The restaurants in the core have their own commercial version of the problem. From $429 in a unit, $499 for a restaurant.
Rats follow the containers around the commercial core and the marina. From $409, perimeter control $299.

When Sainte-Anne-de-Bellevue Pests Show Up, Month by Month
- March to May. Carpenter ants swarm once the wood thaws. Late April empties the student rentals and sends furniture around.
- June to August. The big season. Terraces open, bins fill, and wasps peak in August.
- September to November. The first cold nights push mice indoors, and the west side takes the wave off the fields.
- December to February. Genuinely quiet, once the visitor season is over.
Why Call Us Instead of Someone Else
- The price before the visit. Not a range: the number published on this page.
- We do not sell products. We do the treatment.
- Unmarked vans. No logo on the vehicles or the clothing, which matters in a village.
- Follow-up is included. If it comes back inside the warranty, so do we, at no cost.
- Approved products. Registered for occupied homes, and no incident reported to the Quebec Poison Control Centre in 14 years.

Questions from Sainte-Anne-de-Bellevue Residents
Wasps keep circling my terrace but I cannot find a nest. Why?
Because they are probably not yours. In August foraging workers travel several hundred metres for sugar and protein, and near the restaurant core there are a lot of them in circulation. A nest gives you steady traffic in and out at one point; foraging gives you lone insects everywhere. The first is treated at the nest, at $189. The second is managed: bins closed, nothing sweet left out, and do not swat them, because a crushed wasp calls others in.
When should I call an exterminator?
As soon as the signs repeat: noises several nights running, droppings you keep finding in the same place, sawdust under the same window. For a wasp nest near a door or a terrace, right away: the colony grows until August and gets more defensive as it ages.
I am two streets from the restaurants. Does that change anything?
Yes, and it is worth telling us. The commercial core and the marina produce summer organic waste out of all proportion to the town’s five thousand residents, and rodent pressure drops noticeably street by street as you move away. Near the core the useful work is the building perimeter and it gets redone more often. At the end of a residential cul-de-sac it is an ordinary suburban house with a short season.
How much does a mouse exterminator cost?
$409 in a 4 ½ and $429 for a house, inspection included. Perimeter control is $299. There is no travel charge for the West Island.
How do I choose an exterminator?
Licensed technicians, liability insurance, and a written warranty with the follow-up inside it rather than billed separately. Then three questions: is the price given before the visit or after the inspection? Does the quote cover the treatment or only the inspection? And what happens if it comes back inside the warranty?
Do you handle raccoons and skunks?
No. We do not trap or relocate wildlife: no raccoons, skunks, squirrels, groundhogs, birds or bats. The waterfront, the canal and the campus land attract a lot of them, and it needs a licensed wildlife specialist. We treat mice, rats and insects.
The prices shown are estimates for the most common cases and can change without notice. We do our best to keep them current. Your final price depends on what the technician finds on site: how far the infestation has spread, how easy the affected areas are to reach, the condition of the property, and how many visits the job needs. You always get the exact price before any work starts.
