In La Prairie the Old Town Is Not Treated Like the Rest

La Prairie has been settled since 1667 and its old core has been a protected heritage site since 1975. About half the buildings in the district are more than a hundred years old, rue Saint-Ignace and chemin de Saint-Jean follow seventeenth century lines, and what stands today comes mostly from the rebuilding after the fires of 1846 and 1901: nineteenth century wood, stone and brick.

The rest of the town is a suburb built from the 1980s on, poured concrete foundations and a sealed sill plate. Two worlds, two methods, and that is the thing worth knowing before you call.

In Vieux-La Prairie the building has no continuous barrier. A nineteenth century building sits on a stone foundation laid in lime mortar, with no membrane, and the timber frame rests straight on it. That gives you three things:

  • Wood touching damp masonry all the way round. The stone wicks water, the sill stays damp, and that is carpenter ant habitat built into the structure rather than a single defect.
  • A diffuse way in rather than a hole. A stone wall has a rubble core with voids, and lime mortar erodes. Mice do not need to chew through anything: they come through the wood-to-stone junction, and there is no one point to seal, there are thirty.
  • A regulated exterior. In a heritage site you do not re-clad or re-flash a wall as you please. The treatment has to work with what is there.

What that means for the visit: in the old town we spend longer establishing where before treating, and we favour what can be done without touching the fabric, meaning treating the colony, perimeter control at ground level, and sealing the junctions from the inside. In the newer developments the same house is settled by closing four or five specific openings and it is done.

If you are not sure which sector you are in, the age of the house is enough: before 1920, we work the old town way.

Carpenter Ants

Carpenter ants in a timber sill in La Prairie

A carpenter ant exterminator looks for water before looking for ants. They do not eat wood, they hollow out damp wood to nest in.

What you see: big black ants indoors, sawdust under a window or at the bottom of a wall, and a swarm in May. Winged ants mean an established colony, not scouts.

Where to look here: in an old house, the sill plate on the stone foundation and the base of the studs, which is to say the wood touching the masonry. In a newer house, the porch beam, the patio door frame and the bottom of a shed.

What fixes it: treating the colony and fixing the water. In the old town that often means dealing with drainage at the foot of the wall before anything else, because the wall itself cannot be rebuilt.

Indoor from $399, $399 for a house. Outdoors, $129 for one visit or $327 for three.

Mice

Mouse found during an inspection in La Prairie

Call a pest exterminator for mice early rather than late. One mouse in October is a family in January, and an exterminator for one mouse is the cheapest visit on this page.

What you see: droppings along a baseboard, the size of a grain of rice, then scratching in a wall around dusk.

Why La Prairie: two different stories. In the old town the wood-to-stone junction offers dozens of ways through and an old cellar never closes well. In the newer streets it is the standard set: hardened weatherstripping at the attached garage door, the dryer vent, the pipe runs.

What fixes it: finding the entries, not just laying bait. In an old house we deal with them in batches, from the inside, and the written list matters more here than anywhere because it is long.

From $409 in a unit, $429 for a house. Perimeter control is $299.

Bed Bugs and Cockroaches

Bed bugs in a mattress seam in La Prairie

A bed bug exterminator is called after something carried them in: a used piece of furniture, a suitcase, a student room coming home. They live for months without feeding, so the second visit is not optional. From $429, up to $549 for a 10 ½, and $469 for a house.

An exterminator for cockroaches treats a building, not a door: roaches move through plumbing stacks and shared walls, so an exterminator for roaches covers the neighbouring units. The rental units in the old town and the restaurants along chemin de Saint-Jean each have their own version. From $429 in a unit, $499 for a restaurant.

Wasps, Silverfish and Spiders

Wasp nest under a cornice in La Prairie

Wasps peak in August. You see steady traffic in and out at one point. In the old town the nests sit in cornices and masonry voids, and the streets are narrow, so the nest is over the sidewalk. In the newer streets it is the soffit and the shed. Do not touch it yourself. One nest is $189, a full treatment is $259.

Silverfish and spiders follow moisture, and a stone cellar supplies it all season. From $399, $399 for a house.

When La Prairie Pests Show Up, Month by Month

  • March to May. Carpenter ants swarm once the wood thaws, and in the old town the stone thawing wakes them early.
  • June to August. Wasps peak in August, and the July 1 move sends bed bugs around.
  • September to November. The first cold nights push mice indoors.
  • December to February. Quiet outside, busy inside: whatever came in during the fall breeds in a heated wall.

Why Call Us Instead of Someone Else

  • The price before the visit. Not a range: the number published on this page.
  • We do not sell products. We do the treatment.
  • Unmarked vans. No logo on the vehicles or the clothing.
  • Follow-up is included. If it comes back inside the warranty, so do we, at no cost.
  • Approved products. Registered for occupied homes, and no incident reported to the Quebec Poison Control Centre in 14 years.

Where We Work on the South Shore

A La Prairie exterminator covers the whole town, from Vieux-La Prairie to the newer streets, and the towns next door:

The South Shore page covers the region, and we work on the island too, including Montreal. The full list is on our service areas page.

Questions from La Prairie Residents

As soon as the signs repeat: noises several nights running, droppings you keep finding in the same place, sawdust under the same window. For a wasp nest in a cornice over a sidewalk or near a door, right away: the colony grows until August and gets more defensive as it ages.

Yes, but not the way a newer house is. A stone wall laid in lime mortar has a rubble core with voids and a wood-to-stone junction all the way round: there is no one hole to plug, there are thirty, and the heritage designation limits what can be done to the exterior face. So we work differently: treat the colony, control the perimeter at ground level, and seal the junctions from the inside, which does not touch the outside of the building. You get the full list in writing, and it is longer than on a 1995 house.

Licensed technicians, liability insurance, and a written warranty with the follow-up inside it rather than billed separately. Then three questions: is the price given before the visit or after the inspection? Does the quote cover the treatment or only the inspection? And what happens if it comes back inside the warranty?

Because the treatment is half the job and the other half is finding where they get in. Hardware store products kill what you can see, not the colony and not the route. In an old house the gap is wider still: the source is almost never where you saw the insect. The inspection is part of the price, from $399 for insects and $409 for mice.

We will not claim it is us. Compare on four things you can verify: is the price published before the visit, is the inspection included or billed separately, does the warranty include the follow-up visits, and are the technicians licensed and insured. Our prices are on this page and on our exterminator prices page. Ask everyone else the same four questions, in writing.

No. We do not trap or relocate wildlife: no raccoons, skunks, squirrels, groundhogs, birds or bats. An old cellar and a heritage-house attic attract them, and it needs a licensed wildlife specialist. We treat mice, rats and insects.

The prices shown are estimates for the most common cases and can change without notice. We do our best to keep them current. Your final price depends on what the technician finds on site: how far the infestation has spread, how easy the affected areas are to reach, the condition of the property, and how many visits the job needs. You always get the exact price before any work starts.

How Our La Prairie Extermination Service Works

Inspection

A crucial part of each pest control service in La Prairie is an inspection of the property. That way, the pest exterminator will be able to determine the type and severity of the infestation. Based on that, he will choose the most suitable treatment to resolve the pest problem.

Treatment

Depending on the type of the pest, it might include spraying or fogging of affected areas, targeted baiting, or sealing of small entry points. No matter the case, the La Prairie pest exterminator will choose the proper course of action and help you eliminate the intruders.

Follow Up

Some infestations require more than one visit, and with our guaranteed pest control service, additional visits can be organised upon your request. After a certain time, the specialist will return and re-examine the property. If there are still signs of infestation, he will proceed with further treatment.

Prevention

Our La Prairie pest specialist will share helpful advice and give you some tips on preventing further infestation. Following his recommendations will guarantee that your property won't be reinfested again and assure the best results from the pest control service.
