In Saint-Leonard the Basement Is a Bedroom, Not Storage
Saint-Leonard was built mostly between the 1950s and the 1970s, in brick duplexes and triplexes with garages. And almost everywhere, the basement is finished: another unit, a teenager’s room, a parent’s apartment, or a second kitchen that gets used more than the first one.
That looks like a floor plan detail. It is actually what changes all of our work here, for two reasons.
The level pests enter at has become living space. A mouse, a silverfish or an ant comes in at ground level, which is basement height. In an ordinary house that means a storage room where you notice them after a few months. Here it opens straight onto a bedroom or a kitchen, so the same small problem becomes a quality-of-life problem immediately.
And a finished basement hides the foundation. That is the part that costs time. In an unfinished basement you can see the sill plate, the top of the concrete wall and the pipe runs, and the inspection takes fifteen minutes. Behind drywall and a drop ceiling you see nothing. So we work from outside first, around the perimeter, and only open up inside at one specific point, when the evidence converges. We tell you which point beforehand, not during.
What to tell us on the phone so this goes quickly: whether the basement is finished, whether it has its own entrance, whether it has a kitchen, and whether it is rented. Those four answers decide where we start and what the quote has to cover.
The rest follows from the building type. In a duplex or a triplex, cockroaches and bed bugs travel through plumbing stacks and shared walls, so the adjoining units get treated together or the work does not hold.
Mice
Call a pest exterminator for mice early rather than late. One mouse in October is a family in January, and an exterminator for one mouse is the cheapest visit on this page.
What you see: droppings along a baseboard, the size of a grain of rice, then scratching in a wall around dusk. In the basement, often behind the stove or in a pantry.
Why Saint-Leonard: a mouse fits through a gap the width of a pencil. Hardened garage door weatherstripping is our number one entry point, then the dryer vent, the service entry and the pipe runs, all at finished-basement level.
What fixes it: finding the entries from outside, because the finished basement hides them from inside. You get the list in writing.
One detail specific to these buildings: the garage is usually tucked under the living space and shares a wall and a ceiling with it. Mice get into the garage first and into the basement kitchen second, so we treat the pair rather than the room you called about, and the door between the two gets checked every time.
From $409 in a unit, $429 for a house. Perimeter control is $299.
Cockroaches and Bed Bugs
An exterminator for cockroaches treats a building, not a door: roaches move through plumbing stacks and shared walls. In a triplex with a finished basement that is four kitchens stacked on one stack, so an exterminator for roaches has four units to cover at once. From $429 in a unit, $469 for a house, $499 for a restaurant.
A bed bug exterminator is called after something carried them in, and then the building distributes them. They live for months without feeding, so the second visit is not optional. From $429, up to $549 for a 10 ½, and $469 for a house.
Carpenter Ants
A carpenter ant exterminator looks for water before looking for ants. They do not eat wood, they hollow out damp wood to nest in.
What you see: big black ants indoors, sawdust under a window or a balcony, and a swarm in May. Winged ants mean an established colony.
Why Saint-Leonard: the street trees are sixty years old, and the balconies, porches and back sheds are as old as the building. A finished basement on a slab that was never sealed also keeps the base of the studs damp.
What fixes it: treating the colony and fixing the moisture, looking for the source outside before taking anything apart inside.
Indoor from $399, $399 for a house. Outdoors, $129 for one visit or $327 for three.
Wasps, Silverfish and Rats
Wasps peak in August, in a soffit, under a balcony or in the corner of a shed. On lots this size the nest is quickly in the way. One nest is $189, a full treatment is $259.
Silverfish and spiders follow moisture, and they are the most underestimated pest of a finished basement: the slab breathes under the floating floor. From $399, $399 for a house.
Rats follow commercial lanes and construction sites. From $409, perimeter control $299.

When Saint-Leonard Pests Show Up, Month by Month
- March to May. Carpenter ants swarm once the wood thaws. Wasps start their first nests.
- June to August. Wasps peak in August, and damp brings silverfish out in finished basements. July 1 moves bed bugs around.
- September to November. The first cold nights push mice indoors, at basement level.
- December to February. Cockroaches do not slow down: a heated building is a permanent summer.
Why Call Us Instead of Someone Else
- The price before the visit. Not a range: the number published on this page.
- We open as little as possible. On a finished basement we work from outside first, and we tell you beforehand if a point has to be opened.
- Unmarked vans. No logo on the vehicles or the clothing.
- Follow-up is included. If it comes back inside the warranty, so do we, at no cost.
- Approved products. Registered for occupied homes, and no incident reported to the Quebec Poison Control Centre in 14 years.

Questions from Saint-Leonard Residents
My basement is finished. Do the walls have to be opened to find the entries?
Almost never, and it is the first thing we establish. A finished basement hides the sill plate and the pipe runs, so we work from outside: the perimeter at ground level, the bottom of the garage door, the dryer vent, the service entries. That settles the large majority of cases. When something does have to be opened, it is one specific point the evidence points at, and we tell you before the visit rather than during it.
When should I call an exterminator?
As soon as the signs repeat: noises several nights running, droppings you keep finding in the same place, sawdust under the same window. In an occupied basement, do not wait: the level pests enter at is also the room somebody sleeps in, so what would be a nuisance elsewhere is a problem straight away.
I have a triplex with a finished basement. How many units need treating?
For mice and ants, often just one, plus the perimeter. For cockroaches and bed bugs, every unit sharing a plumbing stack or a party wall, which in your case is four stacked kitchens. Treating one unit alone empties it for a few weeks, then it gets seeded again from above or below. The cost per door drops when the building is done at once, and that is the argument to put to the occupants.
Why call an exterminator at all?
Because the treatment is half the job and the other half is finding where they get in. Hardware store products kill what you can see, not the colony and not the route. Here the gap is wider still, because the finished basement hides exactly the place you need to look. The inspection is part of the price, from $399 for insects and $409 for mice.
How do I choose an exterminator?
Licensed technicians, liability insurance, and a written warranty with the follow-up inside it rather than billed separately. Then three questions: is the price given before the visit or after the inspection? Does the quote cover the treatment or only the inspection? And what happens if it comes back inside the warranty?
Do you handle raccoons and skunks?
No. We do not trap or relocate wildlife: no raccoons, skunks, squirrels, groundhogs, birds or bats. That needs a licensed wildlife specialist. We treat mice, rats and insects.
The prices shown are estimates for the most common cases and can change without notice. We do our best to keep them current. Your final price depends on what the technician finds on site: how far the infestation has spread, how easy the affected areas are to reach, the condition of the property, and how many visits the job needs. You always get the exact price before any work starts.
